Does it really need that second bedroom and hallway? Sometimes it’s nice to have a separate room to work on smaller assemblies and stuff.
It’s probably that there is no door directly into the kitchen. Just one change to make. Second bedroom could be utilized for storage.

"Drive Happy"Looks good to me. That extra bedroom could be a parts room. My wife and I live in a 600 sq ft one bed apartment above my 32 by 60 foot shop.
